Open-plan kitchen in a 1950s ranch

The old kitchen was a closed box with a sagging floor. We took the wall to the dining room down to the studs, set a new beam, and opened the whole back of the house to the yard.

Scope: Structural wall removal and beam, new subfloor, electrical and lighting, custom cabinets, quartz counters, clerestory windows

Hall bathroom, same footprint, all new

A 1970s vanity, failing tile and one overhead bulb. We kept the plumbing where it was to hold the budget and replaced everything you can see.

Galley kitchen rebuilt from the studs

An earlier water leak had already taken out the cabinets. We opened the walls, replaced the damaged drywall and supply lines, and built the kitchen back with more storage than it had before.

Project 04 · Old Towne Orange

Primary bath taken down to the joists

Rot under the old tub meant the floor had to go. We sistered the joists, rebuilt the subfloor, and finished the room with a cast concrete tub and vanity.

Scope: Joist repair and new subfloor, waterproofing, cast concrete tub and vanity, wall-mount fixtures, plaster walls, clerestory lighting

Project 05 · Mission Viejo

Kitchen refresh without moving a wall

The layout worked. The finishes didn't. We kept every cabinet box, refinished and restained them, and changed the floor and backsplash. It took under two weeks.

Project 06 · Irvine

1970s staircase, modernized

The spindle staircase was the first thing you saw from the front door. We replaced it with open treads and a frameless glass rail, and the entry got most of its light back.
